Results are for comparison only and are not a mortgage offer, pre-approval or advice. Rate defaults: Bank of Canada, updated 2026-10-22; the rate a lender offers you will differ. Land transfer tax and CMHC premiums use the current legislated tables; property tax, legal and closing figures are estimates you can edit. Maryam can introduce a mortgage broker who quotes several lenders.

Ontario rates: 0.5% to $55,000, 1% to $250,000, 1.5% to $400,000, 2% to $2,000,000, 2.5% above. Toronto adds a matching municipal tax with higher tiers above $3,000,000 from April 1, 2026. First-time rebates: up to $4,000 provincial, up to $4,475 Toronto. CMHC premiums 2.40% to 4.00% by loan-to-value, plus 0.20% for 30-year amortization. Tax and premium tables are the legislated formulas, last verified 7 September 2026 and re-checked monthly; they change only when the province, the city or CMHC changes them. Lines marked est. (legal, title insurance, inspection, adjustments) are typical GTA figures, and the rate is an example you should replace with your own quote. Confirm with your lawyer and lender.

Whenever the down payment is under 20%. The premium runs from 2.40% to 4.00% of the loan depending on the down payment, plus 0.20% for a 30-year amortization, and is added to the mortgage. Ontario charges sales tax on the premium at closing.
